2. SPECIFICATIONS
2.1
Specifications contain components and types of material used in the pre-package.
2.2 Before agreeing on Specifications,
it is highly recommended to verify contents of goods purchased and obtain
information on materials used.
2.3 Each Model employs different quantities
of materials, according to the list accompanying delivery. Before taking delivery,
personally check material received.
3. CONTRACT
3.1
A contract with Casas Paraná for the purchase of a pre-fabricated package
defines product, dimensions, characteristics, price and form of payment, as
well as maintenance conditions and warranty, among other clauses.
3.2 Enclosed with Purchasing Contract,
you will find:
a-) Owner's Manual, with Warranty Certificate;
b-) Receipt for Advance Payments, if applicable;
c-) Floor Plan with Model Specifications.
4. PACKAGE DELIVERY
SCHEDULE
4.1
Upon completing a sale, delivery of your model is programmed, passing through
the following phases:
a-) Analysis and printing of Contract,
Specifications and manufacturing of components;
b-) Agreed delivery deadline check, to
ensure product is following delivery schedule. Subject term will be observed,
before property is transferred;
c-) Freight delivery confirmation is approximately
20 (twenty) days before delivery date, and contains the exact delivery place,
address and directions;
4.2 Client cooperation during this phase
is essential, to prevent scheduling difficulties. Therefore, make payments
on time, according to the Contract, program freight delivery, according to
the schedule programmed by our Company, and make sure all necessary steps
have been taken to receive and store your property.
To avoid problems, the following rule applies:
Once the delivery date is set, it cannot be postponed or changed. Goods destined for delivery and stored in our facilities will accrue extra expenses to Client.
5. DELIVERY
5.1
At the set date, The Client, the Builder or Technical Person Responsible for
Construction, must have the list of materials for project assembly that accompanies
delivery, to check unloading and direct placement of material.
5.2 If during material check, discrepancies
occur, inform our offices immediately.
The Client has 48 hours to communicate the list of missing material to our
Company.
Non-compliance to the above will result in added expense for replacement of
missing material.
5.3 Package components, when subjected
to frequent moving or undue motion, may be damaged. Preferably, components
should be unloaded at building site.
5.4 In case material is damaged due to
mishandling, replacement will occur only after payment has been received for
new material.
5.5 It is essential that material be stored
in a shed, or be tarped to avoid being exposed to weather changes.
5.6 Make sure you protect your property
against theft. You are liable for your property after delivery. Store it safely.
6. ASSEMBLY
6.1
Casas Paraná's responsibility begins at the moment a Model sale is
closed and ends after delivery of the Model to the Buyer, who will assemble
it.
6.2 Casas Paraná has a Technical
Department that offers Customer Service support to the Client, ensuring quality
and quantity of delivered material.
The Client must take the following steps to insure that Project will be assembled
properly.
a) Hire a Civil Engineer or Technical
Party who will be responsible for signing project documentation and oversee
Project assembly, fulfilling CREA - Conselho Regional de Engenharia e Arquitetura
(Architecture and Civil Engineering Regional Council) requirements for your
region, as well as County Administration and others, if applicable.
b) Civil Construction Firms may assemble
Project. The Client must choose the option that best fits his / her needs.
c) We recommend that hired builder representative
and / or responsible technical party be present when material is delivered
to Client.
d) Other work being performed at the same
time may hinder house assembly. It is important to avoid parallel work.
7. ASSEMBLY PROJECTS
7.1 The
Client will receive project plans and blueprints, water and electricity layout
plans and quantities pertaining to each package. Every package leaves our
factory with an ART (Technical Responsibility) designation. It is the responsibility
of the Client to hire a professional to oversee the work together with CREA,
the municipality or other relevant authorities.
7.2 The Client may decide on modifications,
after technical feasibility studies run by our Company Engineering Department.
7.3 Above mentioned modifications may
be demanded only if they are contained in the Contract and signed blueprint.
7.4 Casas Paraná will not be liable
for project modifications and assembly, if above criteria are not met.
8. SUGGESTIONS FOR YOUR NEW HOME
The following steps must be taken to ensure
your Project will be assembled correctly, comfortably, and quickly:
8.1 Clearing and soil treatment.
To avoid unloading delays, observe a few necessary steps concerning advance
lot clearing. For instance, remove any debris (lumber, tree branches and trunks,
among others) to make room for material unloading. As for soil, we recommend
prior treatment to avoid wood boring insects. Clients who buy a commercial
product should follow the manufacturer's instructions, or hire the services
of a Pest Control Firm.
8.2 Positioning on Lot.
The Client must advise the builder as to the best building position within
the lot. Keep in mind sun position: North is recommended for bedrooms and
living room. Remember to follow building guidelines. In case of doubts, contact
your hired technical expert.
8.3 Foundation.
Every soil has determining factors due to origin: Clay, sand, silt, not to
mention combination soils. Each has its own characteristics regarding homogeneity,
resistance and absorption, reacting accordingly. The foundation will guarantee
bio-system equilibrium. The foundation will transfer building weight to soil.
Due to the great number of Models sold to various sites, we are unable to
define soil type and decide on a proper foundation. As a result, the Client
is responsible for foundation type, cost and material needed. Landfill and
soil compacting for mortar bed placement must be well defined. The Client's
Technical Expert must define concrete mix (cement / sand / rock ratio) to
be used. Hired labor must be experienced and be supervised by the Client's
hired Technical Expert. It is important not to "save" on the foundation.
Results may be extremely expensive. As mentioned above, this has a direct
bearing as to responsibility for foundation building. It must be calculated
and supervised by a competent professional, hired by the Client.
For speed and safety, there is a standard foundation type, where the Client
may obtain an idea as to needed material.
a) For a standard foundation, used on
level, compacted terrain, with good soil resistance, we stipulate: 0.30m high
x 0.30m thick foundation standard beam; Stakes, 0.20m diameter drills, 1.5m
deep, 1.5m distance between stakes. Hired Technical Expert must be in attendance,
even if a standard foundation is to be used.
b) Our Technical Department will provide
an approximate list of needed material for a standard foundation (lime, dement,
sand, gravel, iron and brick).
c) Any fill needed for the foundation
must also be available at the same time.
d) Any situation not covered by the standard
foundation - other terrain types, differences in grading - may cause difficulties,
increasing labor costs.
The Client may purchase masonry material needed for walls and foundation at
the same time. After several studies we have concluded that: Walls to be covered
with ceramic tile must be in brick to avoid water infiltration and / or other
problems.
Casas Paraná's list of materials has been formulated following industry
literature criteria. Our calculations may be slightly under or over required
amounts. We suggest material be purchased gradually, as foundation work progresses.
8.4 Utility connections.
Water is essential for start of construction. It should be connected before
unloading begins.
a) Without utilities, assembly is impossible.
b) Water supplies Laborer needs (hygiene,
thirst, etc.)
c) Power should be connected up to circuit
breaker boxes (generally in the kitchen).
d) Utilities are needed for turnkey final
checkup and inspection.
8.5 Plumbing and Wiring
Company standards must be kept.
a) Any modifications for above installation
must be included on agreed upon modifications during purchase.
b) Our Engineering Department will study
modifications solicited, following strict safety regulations.
c) Our Company is not liable if above
clauses are not followed.
8.6 Material
Our Company will ship extra material to ensure sufficient amount to complete
project.
a) All extra material not used will be
returned to Casas Paraná.
b) Casas Paraná will replace unshipped
material, without cost to the Client.
c) Only duly authorized Casas Paraná
personnel will handle material replacement.
d) Any modification or increase during
building, using the extra material provided, will be charged as a project
modification.
e) Material needing replacement due to
mishandling or incorrect storage will be charged accordingly.
8.7 Turnkey
To ensure your project is in good working order, inspect it and require a
Turnkey Certificate from the Building Firm.
9. MAINTENANCE
9.1
Painting
a) We recommend that your house be lightly
sanded 6 (six) months after building has been completed. Apply product recommended
by our Company, repeating this step after 12 (twelve) months, for a more intense
desired finishing.
b) Higher temperature areas should get
special treatment when needed: Sand lightly before applying recommended product.
c) There are two reasons why Casas Paraná
recommends sealant paint and varnish products for wood:
1. We don't recommend that you paint your house using acrylic, synthetic enamel
or oil-based paint in the first year after erecting your house.
2. If you decide to paint your house later on, you will have no problem. Our
products will work as a primer or base. As a result, completely dry wood will
be easier to sand.
d) Our listed product will be enough for
two coats (inside and out).
e) Concerning floors, we warn Clients
that as with all wood products, floors need time to settle. We recommend that
after building is completed, floors be simply sanded and waxed. Only after
approximately 6 months another finishing product, such as varnish or acrylic,
should be used.
9.2 Woodwork
All materials used in Civil Construction generally expand and contract, due
to physical properties and climate changes. This can be observed especially
during prolonged drought or rainfall.
Therefore, do not have doors and / or windows sanded down until normal weather
conditions resume.
9.3 Humidity and Mildew
All types of wood last longer when well cared for. Avoid leaving unpainted
wall surfaces exposed to weather without paint protection.
Always keep your house well ventilated. Avoid leaving it closed for long periods
to prevent the growth of fungi and mold.
Houses built in heavily-treed areas, with poor ventilation and lack of sunshine,
create favorable conditions not only for fungi and mold proliferation, but
also for insects such as termites. Take care if building in these areas.
a) The Client should immediately contact
a Pest Control firm if isolated cases are noticed, or apply specific commercial
products, following label instructions.
b) These products are toxic to wood borers.
When used correctly they do not harm people or animals. (Follow manufacturer
instructions).
c) Applied pesticide has limited residual
strength. For best results, we recommend an annual application.
d) CASAS PARANÁ LTDA. is not liable
for insects found at building site. We require soil treatment, as a preventative
measure.
9.4 Pine
Pine, a type of softwood, demands periodic painting and insect treatment for
longevity and resistance. Remember, all wood is good when well cared for.
9.5 By properly maintaining your house, you too will
be part of our satisfied Client base.
9.6 Keep all documentation, Blueprints, Plans, Plumbing and Wiring Specifications
in a safe place.
